11 A and 11 B Bobwhite (mirror images of each other)



 11A and B Bobwhite are available to rent July 1, 2015 (possibly earlier- please inquire if interested!). The rental term is available for either one or two years. We primarily rent to medical students. Our goal is to keep this street a quiet street with young families, in doing this we, along with other landlords attempt to only have KCOM students as tenants. Currently approximately 80-90% of the residents on this street are KCOM students and many have young children, but of course there are those single girls and guys here too!

 The property is approximately 2/3 of an acre set in the northeastern corner of Kirksville, an 8 minute drive to KCOM in the worst traffic, 5 normally, 2 minutes to Walmart, 10 minutes to Thousand Hills State Park. Bobwhite is located of Lincoln (parallel to Highway 63 about 3/4 of a mile east) and visible on Google Earth if you would like to see it.

 The duplex is 1500 square feet on each side. Walking in from the driveway you take 3 steps up onto the porch to enter the home into the living room continuing toward the back of the house is the dining room area and kitchen with the garage door off the back corner of the dining area and backdoor out to the deck. Stairs take you upstairs to a full bathroom, master bedroom with walking closet and second bedroom with large closet. In the basement there is an open finished basement (500 sq feet) with a walk out basement to a patio, the washer and dryer hook ups are in a large closet which has also been used as an actual closet to create a bedroom in the basement the second full bath is also located in the basement.

 Updated kitchen (cabinet tops and cabinet finishing) and new carpet coming during turnover of duplex from current tenants to YOU!!

 Lawncare is provided, everything is electric and runs approximately $150 at highest (dead of winter and sweat of summer) and $70 at midrange weather months. There is a one car garage with door opener, drive way holds 2 cars easily 3 if one in front of another. Backyard is huge, "full baseball field- huge". Great for a family!

 Rent is $700 a month and we ask for a security deposit of $700 when you sign the lease which will be returned if home is returned in a rentable condition. We are open to small dogs for an additional security deposit and pet fee monthly.

Currently approximately 80-90% of the residents on this street are KCOM students of which many have children, but of course there are those single girls and guys here too!

 The property is approximately 1/2 an acre (probably larger but I dont know exact dimensions!) set in the northeastern corner of Kirksville, an 8 minute drive to KCOM in the worst traffic (8am or 5pm only), 5 minutes normally, 2 minutes to Walmart, 10 minutes to Thousand Hills State Park. Bobwhite is located off Lincoln (parallel to Highway 63 about 3/4 of a mile east) and visible on Google Earth if you would like to see it, it is at the corner of Bobwhite and Brewington Ave. The backyard ends with only a huge field behind it, with a vinyl split rail fence showing property line and fields north of it, with the exception of three houses on Brewington Ave. Its common to find kids riding bikes in the street in herds and some sort of game happening at the dead end next to this duplex.

 The duplex is 1700 square feet on each side. Walking in from the driveway you enter the living (24x14)room which is open to the kitchen and dining area, there is a bar top to the kitchen (12x10) and a built in desk on the wall off the kitchen. Washer and dryer hook ups are off the corner of the kitchen in a closet on the main floor. There is one bedroom and a full bathroom on the main floor as well, our original intent with this floor plan was thinking it could be used as a playroom or office depending on how students plan to study, however its got a large walk in closet and its definitely large enough to be a bedroom (12x12). Upstairs there are two more bedrooms (13x13) and (13x15ish) and a full bathroom.

We will have lived on Bobwhite for two years when we move. My husband is a KCOM medical student. We have LOVED living on Bobwhite because it is quite & away from the town, but still close enough for errands & what not. The kids all love being able to ride their bikes outside. Chris & Heather have been GREAT landlords & it is nice to have them close by for MANY reasons!! The place was new when we moved in...so we have not had any problems with anything! I have always felt safe here & have loved the friendly atmosphere of this little neighborhood!!! Also only about a 15 min walk to a park (1 mile).

My family and I live in 11A and love it! We are 2nd year students and are sad to leave the neighborhood. There are plenty of young children and babies on the block. We have NEVER had any problems with our landlords or the neighbors.

We have been lucky enough to have lived on Bobwhite and rented from the Martin's. It is nice to be in a neighborhood with a lot kids and no traffic. There is plenty of yard for the kids to run around in. There is a little end street right next to the duplex where they ride bikes, play ball, etc. We love our place, it feels like home. Very nice and cozy. If there is any thing that we need, Chris and Heather are right there to help us out. They are great friends and landlords.

Our family live in 11B and we love it. We have two school age kids and the neighborhood is great for kids. This is a great size duplex for two or a family of four. We have had no problems with the landlords.
